Lunch & Learn Recap: Local Updates Star Valley Residents Should Know

Last week I attended a Lunch & Learn hosted by the Teton Board of REALTORS®. Representatives from towns around Star Valley shared what’s new for homeowners, builders, and anyone considering a move. Here are the highlights you’ll actually use.


1) Property Tax Savings for Full-Time Homeowners

Full-time residents have until February 1st to apply for 25% off property tax.


  • The Alpine Charter School is gaining momentum, planning to open Fall 2026.

  • Target enrollment: ~130 students, K–12.


3) Town of Star Valley Ranch – Building & STR Info

  • Services: Water and roads are handled by the Town.

  • Next paving: Plat 5 is up next.

  • Building permit: $500 + $1 per finished sq ft.

  • Water meter setup: $7,500.

  • Short-term rental permit: $175.


  • One-time Recreational Use Fee: $1,500 starting in 2026.


5) Town of Thayne – Connection Fees

  • Water & Sewer Connection: $15,000 total.


6) Town of Afton – Water & Sewer Capacity

  • Afton’s water is 100% gravity-fed from the Intermittent Spring—no power required, which helps keep rates very low.

  • The sewer lagoon was recently upgraded and now has capacity for growth over the next ~20 years.
